600 State Street represents the careful, certified rehabilitation of the historic Utica Steam Cotton Mill into a vibrant mixed-use destination at the heart of Downtown Utica. Hayner Hoyt transformed the long-vacant, 90,500 square-foot building into a fully realized residential and commercial property, delivering 64 modern apartments alongside 20,000 square feet of commercial and retail space.

The residences feature beautifully refinished hardwood floors, tall ceilings, and large windows that flood each unit with natural light, honoring the character of the original mill while delivering the comfort and finish quality residents expect today.

Beyond the residences themselves, the project introduced a full suite of amenities including on-site parking, fitness and community rooms, and an outdoor patio and grill area, giving 600 State Street the lifestyle programming of a contemporary urban development. As a certified historic rehabilitation, the project also contributes to the ongoing revitalization of Downtown Utica, returning a meaningful piece of the city’s industrial heritage to active use and demonstrating Hayner Hoyt’s capability to deliver complex adaptive reuse projects that honor the past while building for the future.
