The Cove at Sylvan Beach was a $35 million waterfront resort development located on the former Mariner’s Landing Marina and mobile home park site, overlooking Fish Creek with direct access to the New York State Canal System and Oneida Lake. Developed by the Oneida Indian Nation in partnership with Benchmark Development, the project transformed the property into a premier hospitality destination featuring 70 modern two and three-bedroom cottages.

Each cottage was designed with full kitchens, open-concept living spaces, private outdoor areas, gas grills, and fire pits to provide a comfortable and inviting guest experience. The development also included a variety of resort-style amenities, such as a heated in-ground pool, a nature-inspired playground constructed from log and rope materials, and outdoor gathering spaces throughout the property.

The project also included construction of Sylvan Beach Supply Co., a market and recreation hub offering kayak, stand-up paddleboard, and bicycle rentals, along with food, ice cream, souvenirs, and a candy wall featuring more than 80 varieties of candy. Together, these elements created a vibrant destination that revitalized the waterfront and enhanced the visitor experience in Sylvan Beach.
